CONTEXT & BACKGROUND
Historic England has received an application to assess The Lodge at Swan Valley Business Park, Northampton for listing. This has been prompted by a planning application seeking outline planning permission to develop the site for Use Class B8.
HISTORY & DETAILS
The Lodge is a late-Victorian farmhouse which appears on the first edition Ordnance Survey map of 1885. It is part of a small farmstead encompassing two adjoining C17 barns, known as West Barn and East Barn, which are listed separately at Grade II. The Lodge is a two-storey building with a rectangular plan, constructed of red brick with stone dressings and has a pitched roof clad in Welsh slate. The fenestration, which consists of sash windows, is irregularly positioned on the principal elevation. No evidence has been provided with the application by which to judge the potential interest of the interior.
DISCUSSION
The Principles of Selection for Listing Buildings (DCMS, March 2010) stipulate an increasing degree of selectivity when assessing buildings dating from after 1840. Historic England's listing selection guides offer further guidance and are available on the Historic England website. On the basis of the evidence to hand The Lodge is not recommended for listing for the following principal reasons:
Lack of Architectural interest:
* it is of a standard form and appearance, and has nothing to distinguish it from the many thousands of similar buildings surviving of this type and period;
* the quality and intactness of the interior is unknown but, based on the modest design of the exterior, any surviving decorative features or fixtures are likely to be of a modest standard, typical of their date.
CONCLUSION
Whilst The Lodge may be considered to have some local interest as a late-Victorian farmhouse associated with two listed barns, it does not have special architectural and historic interest from a national perspective and should not be added to the statutory List.
