Abstract/Summary

Pre-Construct Archaeology Limited was commissioned by Victoria Barker to undertake Level 2 historic building recording of Manor Cottage and Kiln Farmhouse, Sulgrave, Northamptonshire, OX17 2SE. Manor Cottage and Kiln Farmhouse are both two-storey Grade II listed buildings that are thought to date from the 17th century. They are constructed from local limestone with some ironstone detailing and steeply pitched thatched roofs. They are semi-detached and linked to each other. They are staggered where they join and are one room deep. They were re-thatched in 2015, but their interiors are in a dilapidated condition. At the rear (north), both buildings have modern extensions which are also in a dilapidated condition. Manor Cottage is described in its listing description as: Pair of cottages, now one dwelling. C17. Two left bays, coursed limestone rubble banded with ironstone. Two right bays, coursed limestone rubble. Thatched roof, brick stacks. 2 storeys and attic, 4 bays. Doorway in left bay has plank door and wood lintel continued over 2-light casement window to right. 3-light casement window with wood lintel in third bay from left. C20 doorway in third bay from right has wood lintel, 4-centred wooden arch and plank door. Two 2-light casement windows to right. 2-light casement windows with wood lintels on first floor. All windows have old iron casements and leaded panes. Coped left gable end with kneelers. Interior: Stop chamfered beams, open fireplace part filled in by C20 brick. While Kiln Farmhouse is described as House. C17. Coursed limestone rubble, thatch roof, rendered stacks. 2 storeys and attic, 3 bays. Doorway in second bay from right has wood lintel and 2-panel door. 3-light window on either side with wood lintel and old iron casement. 2-light stone mullioned window with straight moulded hood in left bay. 3-light casement window with wood lintel in right bay on first floor. Two 2-light casement windows with wood lintels to left. Interior not inspected. The Level 2 historic building recording was carried out as a condition of Listed Building Consent Listed Building Consent (2024/2327/LBC) for the ‘proposed linking of Manor Cottage and Kiln Farmhouse into one dwelling including refurbishment of both buildings, internal alterations to both buildings, and demolition of existing rear extension to both buildings‘. The Grade II listed Manor Cottage and Kiln Farmhouse are located opposite, and are associated with, the Grade I listed Sulgrave Manor House (and attached brewhouse) which lies within its own Grade II listed park and garden and the Sulgrave Conservation Area. The historic building recording of Manor Cottage and Kiln Farmhouse was completed in September 2024, following an initial soft strip and prior to the commencement of works to refurbish and integrate the two ‘cottages’ into a single dwelling. It revealed that both have a more complex historic and structural development than previously thought, both originating as detached, two cell units (hall and service), built during the early-mid 17th century, which thereafter, probably during the early 18th century, were enlarged in-line to the east to form the present staggered, conjoined plan.
