Farmhouse. Mid C18. Regular coursed limestone with C20 plain tile roof. 3-unit plan. 2 storeys with attic. 4-window range of C20 casements with glazing bars, in original openings under wood lintels. 2 C20 doors to centre and far right, also under wood lintels. Attic window under eaves to right of centre. Brick stacks at ridge and end. Interior: has open fireplace with bressumer and chamfered spine beams.

{3} The survey revealed the property to be a modest tenant farmer's house which was probably constructed for one John Loakes in 1771. The house comprised a 2 storey, with attic, three unit plan with a possibly contemporary service outshut attached to the rear. Although much altered internally a number of probable original features remained including two substantial open fireplaces surmounted by plain timber beams and roughly chamfered ceiling spine beams in the main body of the house. Several largely in situ plank and batten doors, with some contemporary fittings and frames were also noted. Later features of interest included a 4 panelled late 19th century door and contemporary frame and a similarly dated decorative Coalbrookdale Company cast iron hob gate incorporating a view of the Iron Bridge.
The earliest detailed map depicting the site is the enclosure map of 1802 where Hillstone Cottage is represented as a rectangular structure with outshut at its north west end in addition to two further rectangular structures to the north and east. By the time of the 1885 OS map the house is shown in its present form. A date mark and initials on the prinicipal rafter in room 13 mean the date of construction can be confidently stated.
