Abstract/Summary

Planning permission and Listed Building Consent have been granted to convert the outbuildings at Glapthorn Manor Farm, Benefield Road, Glapthorn, Oundle, East Northamptonshire to residential use. The site is centred on NGR TL 02185 90543 (Centre). PCAS Archaeology Ltd. have been commissioned by Manor House Wilkinson Farming Partnership to adapt the previously submitted Statement of Significance to a Level 2 historic building record to mitigate the impact of the development, in order to fulfil a condition of the planning permission and Listed Building Consent. Glapthorn Manor farmhouse, with its origin in the late 16th century, is of high regional importance, both in terms of the evidence it represents of the history and social fabric of the village and the contribution which it makes to the character of the area. The barns, although of lesser significance than the Listed farmhouse, provide physical evidence of the later evolution of the farm and the farming practices of the 18th and 19th centuries. While some of the outbuildings have continued in their original roles as animal accommodation and agricultural storage (Building A and the eastern part of Barn C) and been extended over time, Barn B demonstrates surviving evidence of a previous domestic use which is of significant interest. The 20th-century development of Manor Farm has dominated the outbuildings and somewhat divorced them from their historic setting: the approved development would restore the setting of the Listed building and the historical context of the outbuildings themselves, and beneficially impact on views into or out of the site. This building survey has recorded and provided an archive of the outbuildings of Manor Farm, Glapthorn to preserve them by record prior to redevelopment and any consequent loss of historic evidence contained in their fabric.
