Abstract/Summary
This heritage assessment examines evidence from written, map, archive and published sources for three redundant, historic farm buildings at Bay House Farm, Orton proposed for re-development. The assessment has involved a preliminary survey of the buildings’ fabric and a photographic record/survey of their present condition. It concludes that the farm originated in the mid to late 19th century. Each of the 16 buildings has been examined and their former, probably original, use identified, together with a broad indication of additions and extensions. No medieval or earlier structure pre-dating Bay House Farm has been identified although contemporary buildings now demolished may survive as below ground deposits. Documentary search and ground inspection has not yielded an indication of archaeological deposits beyond the 18th century farm. The results of the assessment, together with local plan policy, have been employed in creating a design which, by adhering to the principles of English Heritage’s guidance, enhances the historic, evidential and aesthetic value of the farm buildings. Recommendations in this report for fabric recording and an archaeological watching brief during development reflect the perceived heritage significance of the three buildings. This Heritage Assessment supports the proposed redevelopment of the redundant farm buildings at Bay House Farm. It illustrates how, by careful design and judicious use of existing fenestration, ventilation panels and doorways, as well as, sympathetic roof lines the proposed buildings will achieve the objectives of local and national policy and provide a development which enhances the heritage assets, retains the significance of the farmhouse, and retains the character of the village.
