Ashlar gable parapet and kneelers to left and brick stacks at ridge and end. One-unit, 3-storey range attached to right raised early C19. Casement window with glazing bars, under gauged stone head with keyblock, at ground floor. C20 casements with glazing bars, in sash openings, to first and second floors, are under wood lintels. Ashlar gable parapet and brick stack at end. Evidence of blocked door to left of this range has stone lintel with keyblo k. Range attached to rear is probably early C19 with former early C18 house, now outbuilding, attached. Regular coursed limestone with rendered façade and pantile roof. 3-window range with central sash under Lincolnshire dormer and flanking leaded casements. Various doors at ground floor under wood lintels. Ashlar gable parapet with finial to right. Interior of house: early C19 staircase with stick balustrade. Late C18/early C19 Adam style fireplace reset in Drawing room. 6-panelled door at first floor. Interior of outbuilding converted to stable has timber framed wall with herringbone infill. This building was originally in a thoroughfare known as Paradise Lane.

{3} Formerly 2 houses, now one house and attached outbuildings. The present house is:- 1) House mid 18th century, altered early 19th century. Originally 3-unit plan. 2, and now part 3 storeys. 4-window range. One-unit, 3-storey range attached to right raised early 19th. 2) Present outbuilding is a former 18th century house. 3-window range. Modified in early 19th century. Is now a stable outbuilding.

{4} A heritage assessment was undertaken. The corner property has clearly once been a separate entity, subsequently joined to the adjacent house, probably when or soon after the main house was extended and gentrified. This involved an increase in size of over one third and provided a second floor throughout.
At ground floor the corner property appears to have contained a wine cellar, some of which survives. The boxing-in of the front blocked doorway enabled the creation of a late C19th pantry. Very little of the original ground floor interior survives.
The first and second floor interior layouts are entirely later C19th creations.
A variety of mitigation measures have been taken to ameliorate the changes proposed to the building. Others may have been appropriate during alteration, dependent upon the level of intervention agreed.
More detail of the building is given in the text, along with plans, elevations and photographs.

{5} A level 2 building recording survey was undertaken of the outbuildings prior to redevelopment. The westernmost of the outbuildings was the older of the two, dating to the early 18th century, and was originally purely residential, being partially converted in the later 19th century to provide stabling and a hayloft at the wetern end. It was originally a separate house. To the east, the second cottage is attached to 15 Chancery Lane. It was built in the late 18th/early 19th century and served to link the two previoulsy separate houses. It underwent several rebuilding events through the late 18th and 19th centuries.
